The ten-storey building therefore reflects the lines of the Grands Moulins de Paris, from the alignment of the façades to the dimensions of the roof, which boasts dormer windows. In order to anchor the building even more in its environment, the architects clad it in terracotta: "Our main design concept was to reinterpret the codes of neo-Flemish architecture." How did they do it? The designers chose the hand-moulded Thermoreal-Gebrik in a red-brown hue for "its materiality as well as its colours, which were true to those of the original site.”
Textured and warm, as if shaped by human hands, Thermoreal-Gebrik really enchanted the team with its aesthetic qualities. It was not just that, however. With a passive construction objective, the designers also opted for this material thanks to its insulating properties. The result was that the building was granted "Passiv’haus" status. This demanding German energy performance label guarantees that buildings have very low energy consumption, and are even able to stay warm without conventional heating. It won the top prize at the Passibat show, too. Far from creating a new page in the history books, TRANSITION brilliantly explores the corridors of time. It is a perfect expression of how to combine the beauty of the past with the innovations of the present.

"1600 m² of Thermoreal-Gebrik provide the cladding for this building at the crossroads of time". We had to be daring when it came to building new social housing on a former industrial site, which is protected as a historical monument. This project was headed up by Vilogia and is part of an ambitious plan to repurpose the old 32,600 m2 wasteland of Les Grands Moulins de Paris, located in Marquette-Lez-Lille, on the banks of the Deule river. So what did the MAES Architectes Urbanistes Group have to achieve? Their brief was to design a building that would naturally dialogue with this heritage site, known colloquially as "the industrial castle” due to its ingenious architecture in the neo-Flemish style. "We positioned it to be in keeping with the historical buildings, so as not to break with the repetitive architectural system but to allow for a smooth transition. That’s where its name, TRANSITION, comes from”, explain the architects.

Interview"Numerous projects in the region are carried out using terracotta bricks, so it’s always interesting to see the emergence of new processes in this field. The main benefit of the product lies in its ease of use, making it possible to speed up the restoration of our façades. A traditional double masonry wall (with a layer of insulation and then bricks) needs several corner mouldings by way of support to lay the insulation, then the bricks have to be rendered with mortar. Once one or two levels have been completed, this sequence is repeated. Thermoreal-Gebrik insulated panels are mechanically fixed into the façade and then joined immediately afterwards in a single operation. These tasks are considerably reduced in number and more repetitive, so the time saving on large areas is significant. Ultimately, the finish of a façade made of Thermoreal-Gebrik is identical to that of traditional masonry. It is in fact even better, because the panels are of uniform dimensions and so the brick alignments are maintained."
