The client is a social-housing landlord seeking to create a mixed project uniting social housing, subsidised home purchase properties and private property development (with Bouygues Immobilier). So the project consists of three separate buildings constructed in the midst of the vegetation, but without harming it.
Matching the surrounding environment through density and a certain delicacy
The buildings are opposite the imposing mass of a barracks, contrasting with the relatively small size of this residential area.

Three buildings nestling in a superb wooded area and elegantly cladded with grey terracotta. This project was conducted on land that is partly listed as a protected woodland area, where nothing can be changed. There are some very fine tree specimens, including a majestic cedar. The retaining wall, made of traditional Toulouse bricks, was preserved. A white concrete opening was made, giving access to a shared underground car park.

The word of

InterviewAxel Letellier, the project’s architect, explains:
“To leave as much of the land free as possible, I opted for quite a marked vertical density, by building three 4-floor units, where the top floor is set back and stands out more. I was looking for an architecture with density and a certain delicacy. Hence the choice of solid guard-rails and the use of Piterak Slim terracotta cladding in some units. We chose the stormy grey colour to fit in with the overall tones of the project’s elements, with the stencilled concrete of the foundations and the light-coloured coating.”
Axel Letellier is a heritage architect, who is well aware of the place of brick in cities. “Toulouse is not just the pink brick celebrated by the singer Claude Nougaro, even though it does play a major role. In the 17th century, for example, private mansions were built mainly of stone. Or when brick was used, it was painted with distemper, mostly white. With the stormy grey terracotta, I have tried to continue this tradition, but without simply copying what was done in the past.”
A terracotta panel from the Terreal range has been set like an extract in five tones on each concrete balcony.
